Overview
Chaincrib is a real estate investment platform that lets you buy fractions of rental properties as digital tokens, splitting one big asset into small slices anyone can buy. You pick a property, choose how many units to own, and receive a share of the rent each month, without buying a whole house or going through a traditional broker. Ownership is recorded on a blockchain, so units can be transferred or sold without paper deeds.
The platform operates on two chains. The original product runs on Base, an Ethereum-based network from Coinbase, where rental income is paid out in USDC (a digital dollar that holds a steady value pegged to US dollars). A Cardano version went live in early 2026 at cardano.chaincrib.com, built with Aiken automated rulebooks and funded through Project Catalyst12.
Key Features
- Fractional property ownership. Buy a small slice of a real rental property instead of the whole thing. Each slice is recorded on the blockchain as a token, so what you own is provable and transferable3.
- Monthly rental payouts. Once a property is occupied, your share of the rent is sent to your wallet every month. On Base, payouts arrive in USDC; the Cardano-side flow uses the same model3.
- Voting on property decisions. Token holders get a say in decisions tied to the property they own, a built-in form of community governance over each asset3.
- Two-chain access. The Cardano app sits at cardano.chaincrib.com and uses social login through the NuFi wallet so newcomers don't have to set up a wallet from scratch. The Base flow uses any Base-compatible wallet that holds USDC4.
- Open-source Cardano contracts. The automated rulebooks powering the Cardano deployment are written in Aiken, a contract language built for Cardano, and the Project Catalyst Fund 13 grant terms commit them to being open-source2.
What to Expect
A first-time visitor lands on the marketing site, sees a short pitch on fractional ownership, and is sent either to the docs or to one of the apps. The Cardano version uses social-login wallet onboarding, which keeps the friction low: instead of writing down a seed phrase, you log in with a familiar account and a wallet is provisioned through NuFi.
Once inside, the flow is the same on both chains. You browse listed properties, choose a property and a number of units to buy, and complete the purchase from your wallet. After a property fills up and a tenant moves in, the rent is split across token holders and sent out monthly. Property management itself is handled by partner companies, not by Chaincrib directly3.
The platform is still building out its property catalog, so the number of live listings is small and depends on which chain you visit.
