Overview

Reit Circles is a real estate marketplace that lets property builders raise money directly from a global pool of investors. Each building is checked by legal experts, then turned into digital ownership shares that investors can buy in fractions (small slices of a larger property). Builders get funding outside the traditional bank route, and investors earn returns from the property's cash flow.

The platform runs on Cardano and uses its own utility token, called REIT, for transactions inside the marketplace. The parent organisation is ReitCircles Labs Pte., and the project covers commercial, industrial, and build-for-rent property types.

  • Direct capital raises for builders. Builders list a property in the marketplace, set their own fundraising terms, and connect with investors anywhere in the world without going through a bank1.

  • REIT utility token on Cardano. The platform's REIT token handles peer-to-peer payments between buyers and sellers and unlocks other features inside the marketplace, with a built-in halving every four years2.

What to Expect

Investors land on a marketplace of vetted properties. Each listing typically shows photos, a market summary, the builder's offer terms, the funding target, and the share of ownership the listed tokens represent, enough detail to compare opportunities side by side without leaving the platform. You can put money into a single property or spread smaller amounts across several to mix risk, and you receive updates on each investment as the project progresses.

Builders and property owners use the platform to publish a fundraising offer once their property has cleared verification. The platform handles the legal review, the on-chain ownership record, and connects them to a network of investors directly, useful for builders working on commercial buildings, industrial sites, or rental housing.

For experienced fund managers, Reit Circles positions itself as a venue for running cross-border property portfolios with a built-in legal and tokenization layer.
